Mini Split vs. Central Air: Which Is Right for Your Older Portland, CT Home?
Portland, CT is full of character homes, colonials, capes, and farmhouses, many built well before central air conditioning was ever part of the plan. If you own one of these older homes and you’re finally ready to add reliable cooling (or replace an aging system), you’ve probably run into the same question every homeowner here eventually asks: mini split or central air?
There’s no universal right answer. The best choice depends on your home’s existing ductwork (or lack of it), your layout, your budget, and how you actually use different rooms in your house. Here’s how to think through it.
The Big Difference: Ductwork
This is really the heart of the decision, especially for older homes.
Central air relies on a network of ducts to move cooled air throughout the house from a single outdoor condenser and indoor air handler. If your home already has ductwork, maybe from an older forced-air furnace, adding or upgrading central air can be straightforward.
Mini splits (ductless systems) skip ductwork entirely. Each system consists of an outdoor compressor connected to one or more indoor wall-mounted (or ceiling/floor-mounted) units, each cooling and heating its own zone directly. No ducts required.
For a lot of older Portland homes built in the 1800s or early 1900s, especially capes, colonials, and farmhouses that were originally heated with radiators, boilers, or wood stoves, there’s no existing ductwork at all. In these cases, installing traditional central air means either retrofitting ducts into walls, ceilings, or closets (often invasive and expensive) or running new ductwork through an attic or basement with bulkheads to bring it down into living spaces. That’s where mini splits often become the more practical option.
Mini Splits: Where They Shine in Older Homes
No ductwork needed. This is the big one. Mini splits avoid the demolition, framing changes, and lost closet space that duct retrofits often require in a home with plaster walls and tight joist bays.
Room-by-room (zoned) control. Older homes often have additions, converted attics, or finished basements that don’t match the rest of the house’s heating and cooling needs. Mini splits let you cool (and heat) each zone independently, so you’re not conditioning a guest room nobody uses.
Efficient heating, too. Modern cold-climate heat pump mini splits are built to perform in New England winters, making them a strong option for supplemental or even primary heat in specific rooms, like a converted attic or an addition that your existing boiler doesn’t reach well.
Less invasive installation. Instead of tearing into walls, installation typically involves a small hole through an exterior wall for the refrigerant line, a mounted indoor unit, and an outdoor condenser. This matters a lot in homes where you want to preserve original trim, plaster, or built-ins.
The tradeoff: indoor units are visible on the wall (or ceiling/floor) in every room you condition, and whole-home coverage means multiple indoor units, which adds to the upfront cost and changes the look of each room slightly.
Central Air: Where It Still Makes Sense
Existing ductwork changes everything. If your Portland home was updated at some point with forced-air heating, or duct work was added, extending that into central air conditioning is usually more cost-effective than starting from scratch with several mini split zones.
One thermostat, whole-home consistency. Central air conditions the whole house evenly from a single system, which some homeowners simply prefer over managing multiple zones and remotes.
No visible indoor units. Vents blend into the ceiling or floor, keeping the aesthetic of an older home’s rooms untouched, which matters to homeowners who’ve worked hard to preserve original details.
The tradeoff: if ductwork doesn’t already exist, retrofitting it into an older home can be costly and disruptive, sometimes requiring dropped ceilings, bulkheads, or sacrificing closet space to run trunk lines. Older homes with plaster walls and lath also make duct installation more labor-intensive than in newer stick-built homes.
